Job Title: Chief Building Engineer

Job Summary: We are seeking an experienced and highly competent Chief Building Engineer to manage the maintenance and operations of the Hudson's Bay Centre, a prestigious 20-story office tower. The ideal candidate will be responsible for ensuring that all building systems operate at peak efficiency, maintaining a safe and comfortable environment for tenants, and assisting with maintenance and management budgets.
Key Responsibilities:
Systems Maintenance:
- HVAC: chillers, city steam, boilers, air handlers, cooling towers, VAVs, fan powered boxes, pneumatic and digital HVAC controls.
- Electrical: switchgear, emergency generators, and lighting systems.
- Plumbing: water supply, drainage, and sanitary systems.
- Building Automation Systems (BAS)
- Fire Protection and Life Safety: sprinklers, alarms, and suppression systems.
- Elevators: coordinate with service contractors to ensure elevators are properly maintained, meeting safety and operational standards.
- Security Systems: Access controls, cameras, and intercoms.
Operational Oversight:
- Develop and implement preventive maintenance schedules and emergency response protocols.
- Conduct regular inspections to identify and rectify issues before they escalate.
Budget Management:
- Prepare annual budgets for maintenance and capital projects, monitor expenditures, and ensure cost-effective operations.
- Negotiate service contracts with vendors and suppliers to secure advantageous terms.
Compliance & Safety:
- Ensure compliance with all local, state, and federal building codes, safety regulations, and environmental standards.
- Conduct routine inspections and coordinate with third-party vendors for certifications and inspections.
Tenant Relations:
- Respond promptly to tenant service requests and ensure a high standard of customer service.
- Coordinate with property management to enhance tenant satisfaction regarding building services.
Emergency Management:
- Act as the primary coordinator during building emergencies, from fire alarms to leaks, ensuring safety protocols are followed.
Qualifications:
- Education: High school diploma or GED required; technical certification or associate degree in engineering or facilities management preferred.
- Experience: Minimum of 5-7 years in commercial or residential building maintenance, including supervisory or managerial roles.
- Technical Skills: Proficient in the operation and maintenance of HVAC, electrical, plumbing, elevator systems, and Building Management Systems (BMS).
- Communication: Excellent communication skills, both written and verbal, as well as computing skills in Outlook, Excel, Word, and building management software.
- Problem-Solving: Strong analytical skills to solve complex building issues.
- Regulatory Knowledge: Up-to-date understanding of building codes, safety regulations, and environmental compliance.
- Physical Requirements: Ability to perform physical tasks such as climbing ladders, lifting heavy objects, and working in confined spaces.
Work Environment:
- Onsite with frequent visits to all areas of the building, including mechanical rooms, rooftops, and utility areas.
